Onboarding a new property can be one of the biggest headaches and challenges in going live with a new listing. Our staff is excited to make this a seamless process, while owners still get to give some personal touches for their guests. We will ask you for some information, but we’ll do the nitty gritty work of putting together your listing, tweaking all of the settings, syncing your calendars, etc.
Optimization
We are excited to offer both price optimization and listing optimization as a standard feature for our owners. Price optimization is primarily a function of the dynamic pricing system we use. However the listing optimization we perform weekly for each of our owners helps keep their listings fresh, updated, and higher in the search rankings.
PhotographY
The primary decision factor for people when looking for a place to stay is photos. We will take care of making sure the photos on your property not only show off some of the best features and amenities, but also are bright, clear, and inviting.
Design
ConciAirs is excited to share our designers and decorators with you - at an incredible discount. The consulting fee will vary depending on the services you request. Consultations with virtual walk throughs on Skype are an option - as well as in person meetings with them purchasing furniture and putting together your home.
Taxes
Airbnb collects taxes from the guests in most municipalities. But, did you know that in many municipalities there is still some type of tax remittance and/or filing required from the owner monthly? We’re happy to handle that and take care of that on behalf of our owners.
Bookings
Our team works to maximize your bookings across multiple platforms, so your calendar stays full and your income can be maximized.
Advertising
Some platforms are more advantageous to you as an owner than others. While we always want to help keep our owners houses occupied, not all bookings are created equal. We try to drive business to the platforms that make the most sense for our owners.
PaymentS
While Airbnb handles payments for their bookings, most other platforms do not. Our payments team works to verify payments, ensure they are not fraudulent, and manage deposits.
Permits
The growing market for short term rentals is so exciting! Cities and municipalities haven’t missed this excitement either. Many are now requiring permits for short term rentals, occupancy, or business operations. We work to make sure you’ve got the appropriate permits required in order to operate your Airbnb within local regulations.
Concierge
Guests who are traveling love to eat local! Our team is equipped and ready to answer questions from guests regarding their visits, local suggestions, events, and more. Additionally, we are providing guests with city guides for the city they are in with lots of exciting options of things to do.
Dynamic Pricing
Dynamic pricing used to be one factor working against short term rentals - but not anymore. Our dynamic pricing tool allows us to set your prices in tandem with the surrounding market, taking into consideration supply, demand, local events, surrounding prices, and more, so you never miss out on higher rents for a big tourist event.
Guest Relations
Did you know that with the average guest, there are over 14 points of contact from inquiring about the property through checkout? We handle all of that so you don't even have to think about it. ConciAirs has someone available to answer questions at all hours of the day.
Cleaning
One of the most labor intensive parts of managing short term rentals is the house cleaning. After each check guests out, we ensure your home will be cleaned, and a checklist of certain items will be completed as well. This allows us to be certain that the throws will be in the right place, the correct lights will be left on, and the new arriving guests will be welcomed.
Maintenance
If we’re hosting in your home as frequently as we hope, there will be repairs and maintenance items that are required. These services include changing air filters, tightening door knobs, duplicating home keys, and more, and best of all we handle every aspect for you.
RestockinG
Toilet paper, paper towels, soap, bed linens, towels, dishwashing detergent - all of these have to be stocked at your house. Out team is trained and ready to take care of these small details at your house between each and every guest.
Monthly Reporting
Accounting and up to date financials are vital to any business - and your short term rental is no different. We provide up to date, accurate financials for your property on a monthly basis. No later than the 15th of each month, we will provide month end financials for the previous month. For example, by February 15th you’ll receive completed January financials. By March 15th you’ll receive completed February financials and at the end of the year we’ll provide year end financial statements that can easily be used for your taxes.
